Renovation of façades
A pilot project has been in operation at Kämnärsvägen 21 from 2009-2011. The purpose of the pilot project was to test different solutions for the renovation of the façade of the family section at Kämnärsrätten 17-55.
The buildings at all five sites in the area Kämnärsvägen 17-55, the family section of Kämnärsrätten, will undergo renovation and renewal. Renovation will be performed in stages for each site.
The main content of the renovations comprises:
- Façades to be subject to high pressure washing and damage to brickwork repaired.
- Painting of the windows on the yard-side, stairwells, frames for handrails, doors, etc.
- Repair of concrete in stairwells, galleries and balconies.
- Façade sheeting and window sheeting to be removed and replaced by new sheeting.
- Balcony and gallery handrails to be replaced.
- Terraces to be renovated.
- Other details. New screens between outdoor places and on balconies. New lighting in stairwells and galleries.
Background
AF Bostäder’s maintenance and renewal plan includes measures for the family section of Kämnärsrätten that requires renovation of the outside of the building, e.g. windows, façades, galleries and stairwells.
The homes in Kämnärsrätten were built during the 60’s. The façades have been renovated and repaired at different stages during the years, but there is now a need for a comprehensive renovation of the outside of the buildings.
Pilot projects have been performed on Kämnärsvägen 21 on several occasions to test different proposals and determine the extent and requirements for future renovation. These have been performed, to a limited extent, for alternative types of renovation for balconies, galleries, concrete and brickwork repair, metal sheeting and painting, and the installation of lighting. The pilot project started in 2009 and the contractual work was carried out between 2009-2011, however evaluation of the pilot project did not clarify how the project should go ahead. Complementary work on the pilot project was performed and evaluated during the spring of 2011 and is now the basis on which further renovation will be continued.
The purpose behind the project is to remedy problems and damage of a technical nature, but also to perform a collective refurbishment and renewal, in order to increase the attractiveness of the area.
Replacement of doors is being carried out in a separate project which started in 2008. It will be completed during 2011. Alongside the door replacement project, a project for a uniform colour scheme in the area will become the basis for future colour schemes when performing renovations.
