Renovation of façades at Vildanden
During 2010 – 2011 a pilot project on parts of Ällingavägen 9A has been performed . The aim of the pilot project has been to test proposed methods before starting the major part of the renovation of the high-rise section. The pilot project also included new stairwells and a new elevator, as well as façade and concrete renovation, painting, etc.

All five of the five-story buildings in the area will undergo refurbishment and renewal, and the renovation will be performed in stages for each building. This will be followed by an improvement plan for the courtyards including stairwells and any elevators.

The main content of the renovations comprises:

  • Renovation of the façades; replacement of brickwork beams above windows, repair of pointing and tying of the brickwork to the underlying wall.
  • Window renovation; painting and replacement of window strips, sheet metalwork above the windows to be replaced with new sheeting and ventilators.
  • Concrete renovation; renovation of stairwells, galleries, balconies, pillars between windows on the façade.
  • Painting of palisades, windows, doors.
  • Other items; balcony doors and windows in balconies and corridors to be replaced. The stairwells will be given new lighting and alterations will be made to the palisades to create a more pleasant atmosphere.

Background
AF Bostäder’s maintenance and renewal plan includes a number of measures for Vildanden. The area is due for renovation of the outer surfaces of the buildings including windows, façades, stairwells, and a thorough improvement of the courtyards.
Refurbishment of the family section was completed in 2008, however no larger collective measures have been performed on the high-rise section, although certain individual measures and repairs have been made.
The problems we have discovered so far for the high-rise section can be summarised in three categories:
1.     Windows and facades
2.     Stairwells, galleries and palisades
3.     External environment
The purpose behind the project is to remedy problems and damage of a technical nature, and also to perform collective refurbishment and renewal, in order to increase the attractiveness of the area.

Concrete renovation at Vildanden
AF Bostäder has now issued a report concerning the concrete renovation work at Vildanden. AFB received a grant of one million SEK from Boverket (the national board of housing, building and planning) to develop a policy and working methods for persevering concrete renovation at Vildanden. The report summarises the background situation, technology, results and experience. The principle used has been to make necessary repairs as they arise instead of encasing and replacing everything at once. This principle is preferable from aesthetic, architectural and environmental points of view. It lengthens the lifespan of previously made investments and reduces the consummation of resources.
